Construction Permits Approved:
Our architect, Jim Renalde, has worked on getting our construction permits filed for approval with the appropriate Costa Rican governmental departments, and now has them in hand.  Our water and electric permits have also been approved and issued and we are in compliance with all permitting processes.

Multi Purpose Building:
Hopefully we will be able to break ground on our first building, a multi purpose building to contain space for apartments, storage, warehouse, housekeeping laundry facilities, shop, auto/engine repair facility. When completed this will allow us to have a place to house a few quests when they come to visit.

Storage Area:
Also in the building will be a center area that we can drive a semi into to store containers awaiting the arrival of the owners so their property is out of the sun and secure. The balance of the building will be used for storage of tools, equipment, and misc. supplies.

In '08 we will break ground on the multi purpose building. The entrance gate has been installed, which will give the development a much nicer look as one approaches. Signs have been placed on the main road showing the entrance road to our project, and directional signs on the road leading to our entrance to make it easier for one to find our property.

In-House Mechanic added to Our Team:
We hope to have a mechanic from Michigan join us when we move to Colinas del Sol full time to work on the project near the end of the year. Stan plans to join us and operate an in house repair facility for auto, diesel equipment, small engine, boat, ATV's and so forth.

Roads Now Complete and Water Lines Installed:
The roads are all completed, and the water lines are installed at each lot. The installation of electricity to the remainder of the project, the mountain areas, and back sections has also been completed and ready for buyers to connect when they are ready to build.

Additional Infrastructure:
The next infrastructure items to be done, in order of priority, are the installation of a large water tank in the mountain so we can gravity feed the water to the mountain and back area lots.

Water Inoization System:
A copper ionization system will be installed in the water wells so all water is treated as it leaves the well. Getting the orchards installed around the well houses, and getting the veggie gardens started. Building a second pond, which will be open to all owners and guests, much larger than the first, getting it stocked with talapia, and catfish, and building a pavilion next to it.

Mountian Pavilion and Bar: Another pavilion with a small bar will be built on a mountain lot so all owners can enjoy the mountain lot views.

Clubhouse, Pool, Sports Facilities, and Storage Areas:
Last will come the construction of the clubhouse, pool, sports facilities, and areas for keeping horses and storage of boats and RV's.

We chose this location because it is in the “Tropical Dry Forest” area of Costa Rica, which is one of several eco systems.  In Costa Rica there is also a Cloud Forest, Rain Forest, and the Central Valley area where San Jose, the capital of Costa Rica is.

The advantage of this area is that it has the best weather for those that like it hot and dry. This means fewer mosquito’s and more sunny days. The “dry season”, when the weather is the best, and nice breezes come in from the Pacific is from late December to May. The rainy season is from May thru December, with the most rain in Sept. and October.

The Colinas del Sol retirement/vacation development is approx. 15 miles, or 20 minutes, from the International Airport in Liberia, Costa Rica. This makes it easy to get in and out of the country, and easy to get to the airport to pick up friends and relatives who are sure to come to visit.

The capitol of Guanacaste province is Liberia, which is about 25 minutes from our project, and has modern facilities. There is also ambulance service within a few minutes. Our project is between the airport and the beaches.   We are about 8 miles, or 15 minutes from the beach communities of Playa del Coco, and Playa Hermosa. There is a large population of American’s and Canadian’s in both beach communities.

We are in a rural setting, so it’s nice and quite, but close to everything.

Features:

A gated community with full time security and maintenance staff on site.  Video systems for additional security will be installed.
The development is unique in that we will have fruit orchards, and veggie gardens for the owners so the cost of living will be much less.  We will also have an in-house store for meat and fish and other items at a greatly reduced cost.

Unlike the ocean view properties that cost up to 10 times more, there will be things to do on this development, as we will have a clubhouse with a full service bar and restaurant.  A large pool, tennis, basketball, volleyball courts, horse shoe pits, a fishing pond, nature hiking trails, an area for people to keep horses if they want them.

We will also have the clubhouse bar/restaurant be for profit, and rental units to help offset the Association costs for members.  There will also be a pavilion/bar in the mountain for enjoying the view, and another pavilion for meeting with friends near the fishing pond.

We will have a rental service so when members are not in their homes, they can rent them if so desired.  Maid service and maintenance are offered to keep owners property in top shape when they are not there. We will also have a storage area for boats, ATV’s and motor homes at no cost to property owners.

Other advantages to this project:

The problem with most of the expensive “ocean view” lots is that they are only a view, and one cannot even walk to the beach from most of them.  Ocean view lots are primarily on mountain terrain, so development cost is much more, and after the expense of building, there isn’t anything to do all day except sit by one’s own pool.  Boring after awhile?

A Community:

No need to leave the development to find something to do.  With all our activities and facilities, and other people to socialize with, one will only be bored if that is what they want to do.   We don’t have to put up with the crowds and traffic around the beach communities.   Because we will have our own fruits and veggies at no cost to owners, and other items we get from local farmers and fishermen, meats and fish and other items will be available at a very low cost.  

Like golf?  The Papagayo Golf & Country Club is located less than two miles down the road from us.  Lifetime membership is available to our members for a short time as there are only a few memberships still available and the cost is $5,000.  They have a clubhouse, a pool with swim up bar, and soon will have the lockers, tennis courts and other amenities completed.  There is a breakfast and tournament every Sunday morning, which offers our members a great opportunity to meet their neighbors in the area.  In fact, the owner/developer is our project manager.  He has developed property in Costa Rica for 9 years, and is a very talented individual.    

In summary, this community will offer luxury living at the lowest cost one could imagine as we will be providing so many things. 

I suggest anyone first get on the internet and read up on Costa Rica to see that the country is beautiful, has outdoor activities available for all tastes, and the government is safe and stable, and has executive, judicial and legislative branch’s just like the USA.   Crime is low, and most involves petty theft.   We are 4-5 hours away from San Jose, the capitol, which is a very large city where most violent crime in the country occurs.   Our Pacific beach area is safe and the people are friendly and the cost of living is much less than that of other retirement areas in the USA.  There are a very large number of Americans and Canadians in this area.

There are many luxury resorts in the area already, such as the new Four Seasons Resort across the bay, Occidental Grand Papagayo, Premiere Fiesta Resort, and many more.  Major American hotel chains are building new resorts, and the entire area is growing.
